Tennessee Metal Buildings

SteelCo Buildings supplies custom Tennessee metal buildings for developers, contractors, businesses, and property owners across the state. Each pre-engineered metal building system is designed around the project’s actual location, intended use, dimensions, structural requirements, and local building criteria rather than a one-size-fits-all package.

Whether you’re planning a warehouse near Nashville, an industrial facility around Chattanooga, a self-storage development in Middle Tennessee, an aircraft hangar near Knoxville, or an agricultural building in rural Tennessee, SteelCo coordinates your building package through engineering, manufacturing, and delivery. See examples of SteelCo’s metal building projects and applications on our YouTube channel.

Since 2001, SteelCo has supplied metal and steel building systems across all 50 states, with more than 100 years of combined PEMB experience across its team.

01 East Tennessee & the Foothills

Projects around Knoxville, Sevierville, Gatlinburg, and the higher terrain of East Tennessee should be evaluated using their actual project-specific design criteria. Changes in elevation and topography can affect structural assumptions, so a building in Sevier or Blount County should not automatically use the same engineering criteria as a similar building elsewhere in Tennessee.

02 Middle Tennessee

Nashville, Murfreesboro, Franklin, Lebanon, and surrounding communities support substantial warehouse, commercial, and flex-industrial development. Projects in this region may require careful planning around clear heights, loading docks, drive-in doors, tenant configurations, warehouse-to-office ratios, truck circulation, insulation, and future expansion.

03 West Tennessee

Memphis and surrounding West Tennessee markets support distribution, logistics, warehousing, and manufacturing. Site-specific civil conditions, including drainage and floodplain considerations where applicable, should be evaluated separately by the appropriate project professionals.

04 Chattanooga & Southeast Tennessee

Chattanooga and surrounding areas combine manufacturing, distribution, commercial development, and varied terrain. A project in the Tennessee Valley and one on substantially different terrain may require different site and foundation considerations even when the buildings have similar dimensions and uses.

Metal Buildings Engineered for Tennessee Conditions

Tennessee spans the Mississippi Delta, Middle Tennessee, the Cumberland Plateau, and the higher elevations of East Tennessee. Project location, terrain, building use, structural loads, and local jurisdiction requirements can all affect the final metal building design.

SteelCo starts with the actual project location when developing a Tennessee metal building package. Important design inputs can include:

  • Project city, county, and ZIP code

  • Building use and occupancy

  • Width, length, and eave height

  • Clear-span requirements

  • Roof and collateral loads

  • Wind design criteria

  • Snow loads where applicable

  • Seismic design criteria

  • Exposure category

  • Door and framed-opening locations

  • Insulation requirements

  • Future expansion plans

  • Local code requirements

SteelCo coordinates PEMB engineering with its manufacturing and engineering partners so the structural package reflects the criteria established for the specific Tennessee project.

Tennessee Metal Building Codes, Plan Review & Permitting

Tennessee does not have one building department or permitting process that applies identically to every metal building project. The project’s authority having jurisdiction depends on its location, occupancy, ownership, and project type.

The Tennessee State Fire Marshal’s Office currently uses the 2021 International Building Code with Tennessee amendments among its adopted commercial codes. Tennessee also allows qualifying local jurisdictions to perform their own commercial plan review and inspections.

Approved commercial exempt jurisdictions include communities such as Nashville/Davidson County, Memphis, Shelby County, Knoxville, Knox County, Chattanooga, Clarksville, Murfreesboro, Franklin, and Sevier County, among others.

For a typical materials-only SteelCo project, the owner, contractor, or project design team is responsible for confirming zoning, permitting, and other local approvals. SteelCo provides the engineered PEMB documentation associated with the building package.

For qualifying Tennessee projects where SCB Construction Group serves as general contractor, permitting and broader construction coordination can be incorporated into the contracted project scope.

Planning a Tennessee Metal Building

A useful metal building quote begins with useful project information. Before requesting pricing, it helps to know:

  • Tennessee project city, county, or ZIP code

  • Intended building use

  • Approximate width and length

  • Required eave or clear height

  • Clear-span requirements

  • Door sizes and locations

  • Loading-dock requirements

  • Roof and wall preferences

  • Insulation needs

  • Desired timeline

  • Current site or land status

  • Whether plans already exist

  • Whether you already have a contractor

  • Whether you need materials only, erection resources, or complete construction services

You do not need every decision finalized before contacting SteelCo. Identifying the information still needed is part of the planning process.

Metal Building Packages or Complete Construction

Different Tennessee projects require different levels of support. SteelCo can provide the metal building package for customers working with their own contractor, or qualifying commercial projects can receive broader construction services through SCB Construction Group.

Metal Building Package

SteelCo can coordinate the custom PEMB package, engineering, manufacturing, and delivery while your contractor manages sitework, foundations, and erection.

Erection Resources

SteelCo works with an erector network and can help identify potential erection resources based on project location and availability.

Complete Commercial Construction

For qualifying commercial projects in Tennessee, our sibling division, SCB Construction Group, provides broader construction capabilities, including:

  • Design-Build

  • Design-Bid-Build

  • Design-Assist

In 2022 we purchased a red iron 30’ x 50‘ building from SteelCo Buildings. We worked with Clint to procure the contract and package cost. He was great to work with and had answers to all of our questions pertaining to additional features and recommendations. His information was useful in maintaining our cost allowances. Following the purchase of the building, we worked more closely with Brad on the changes we had decided on after the purchase. Brad worked very closely with us on cost changes. He was instrumental in working closely with the manufacturer to expedite the building changes without impacting outside peripheral cost changes. Clint was very helpful in securing contractors to perform various subcontract activities such as concrete foundation and building erection. We are very happy with the building and feel we got our moneys worth and appreciate the efforts from both Clint and Brad on achieving our goals.

Frequently Asked Questions About Tennessee Metal Buildings

01

What building code applies to metal buildings in Tennessee?

The applicable building code depends on the project’s location, occupancy, and reviewing jurisdiction. The Tennessee State Fire Marshal’s Office currently lists the 2021 International Building Code with Tennessee amendments among its adopted commercial codes. Approved local jurisdictions may conduct their own plan reviews and inspections under locally adopted requirements.

The requirements for the specific project should be confirmed with the authority having jurisdiction before final design and permitting.

02

Does every Tennessee metal building go through the State Fire Marshal?

No. Tennessee allows qualifying local jurisdictions to perform commercial plan review and inspections independently. These include Nashville/Davidson County, Memphis, Shelby County, Knoxville, Knox County, Chattanooga, and other approved jurisdictions.

State Fire Marshal review can apply in other circumstances depending on jurisdiction, ownership, occupancy, and project type.

03

Does SteelCo pull permits for Tennessee metal buildings?

For a typical materials-only SteelCo project, the owner, contractor, or project team handles permitting and local approvals. SteelCo provides the engineered documentation associated with the metal building package.

For qualifying commercial projects where SCB Construction Group serves as general contractor, permitting can be incorporated into the contracted construction scope.

04

Does SteelCo provide stamped engineering drawings?

Custom SteelCo PEMB packages can include stamped engineered building drawings appropriate to the project and building package. Foundation-plan options may also be available depending on scope.

Civil engineering, geotechnical work, site-specific foundation engineering, and other disciplines may require separate professionals.

05

Are metal buildings engineered differently in different parts of Tennessee?

They can be. Project location can affect wind, snow, seismic, exposure, and other structural criteria. Building use, dimensions, occupancy, and site conditions can also influence engineering.

SteelCo coordinates the metal building package around the criteria established for the actual project rather than assuming one design works statewide.

06

Can SteelCo build my entire metal building project in Tennessee?

SteelCo primarily supplies custom pre-engineered metal building systems nationwide. For qualifying commercial projects in Tennessee, SCB Construction Group can provide broader general contracting and construction services.

Customers can also purchase only the SteelCo building package and work with their own contractor.

07

Can I buy only a Tennessee metal building kit?

Yes. Customers with their own contractor or erector can purchase a custom SteelCo metal building package without full general contracting services. The package is designed around the project’s location, dimensions, intended use, and structural requirements.

08

How much does a metal building cost in Tennessee?

There is no single reliable Tennessee metal building cost per square foot. Major price factors include building dimensions, eave height, clear-span requirements, project location, structural loads, roof and wall systems, insulation, doors and framed openings, accessories, exterior design, engineering, freight, erection, and the overall construction scope.

Metal building quotes should be compared only after confirming that they include similar materials, engineering, accessories, and scope.

09

How long does it take to get a metal building in Tennessee?

Lead times vary by project. Building complexity, engineering, drawing approvals, manufacturing schedules, material availability, design revisions, accessories, and delivery coordination can all affect the schedule.

Permitting, sitework, foundations, and erection operate on separate schedules and should be coordinated with the anticipated material-delivery date.

10

Can a metal building be built on a sloped East Tennessee property?

Many metal buildings can be constructed on sloped sites, but the site and foundation require separate evaluation. Slope, soils, drainage, grading, and foundation conditions can affect the overall project even when the above-grade building dimensions remain unchanged.

Appropriate geotechnical, civil, and foundation professionals may need to address those conditions.

11

Can Tennessee metal buildings be designed for future expansion?

Often, yes. Future expansion should be discussed during initial planning so the building orientation, framing, endwall conditions, and site layout can account for the desired expansion direction.

12

What types of metal buildings does SteelCo supply in Tennessee?

SteelCo supplies Tennessee metal buildings for applications including warehouses, industrial buildings, small-bay industrial and flex space, self-storage, cold storage, commercial buildings, aircraft hangars, agricultural buildings, garages and workshops, recreational buildings, equestrian facilities, boat and marina storage, and metal building kits.
Depending on project requirements, cold-formed steel and other specialty metal building configurations may also be considered.
